Inspection Requirements

THE FOLLOWING INSPECTIONS ARE REQUIRED BY BUILDING CODE. SCHEDULE INSPECTIONS 24 HOURS PRIOR TO THE DATE REQUESTED

Do not assume your inspections have been performed!
You will be required to uncover any work that has not been inspected.

Access

You are required to provide access during normal business hours for the inspector to perform the inspections.  Access means a path into the structure from the street or driveway.  The owner or his agent must provide a path from the street to the building with necessary and adequate stairs, platform, ladders, etc.  A final inspection will not be performed without proper access.  If the building is locked, occupied, or inaccessible, an inspection will not be performed and reinspection fees will be charged.  (Occupied buildings will only be entered if the owner or an adult representative is present.)

Signage

The building site must have a legible sign posted, visible from the road.  The sign must contain the address, lot number and name of owner.  If the subdivision does not have street signs, temporary signs must be erected with the street names.

Approved Plans

The building must conform to the approved plans.  Any deviation must be noted on the record prints on file in the office and new approved plans issued before calling for inspections.

Reinspection Fees

No access or a failed inspection will result in reinspection fees.

Building Permit Inspections Soil

Soil inspections should be made with the forms in place.  If conditions exist that necessitate the placement of concrete before inspection the inspector must be able to see both sides of the footer and be able to determine the thickness of the footer.  Under no circumstances can concrete be placed in trench footings of footings for pole structures prior to inspection and approval by this department.

Crawl:  (If applicable) Inspection prior to installing subfloor.  Floor framing and beams in place.  Crawl space graded and drain in.

Framing: Carpentry, plumbing, heating, and electrical rough installed.  No insulation installed.  Firestopping must be complete and all work exposed for inspection.

Final Building: All building code related items must be complete. Cosmetic items, such as paint and carpet, are not required to be installed for final inspection.

Final WMSC

Our Water Management and Sediment Control Regulations require that downspouts be discharged per the approved plans and that final grading be complete.

Electrical Permit Inspections

Rough:  All work that will be concealed must be inspected at rough. Ground wire connections must be made.

Service Release: The service must be ready for connection to the utility service. At least one branch circuit must be connected.
Note: Service will not be released to the utility company until all rough and footing inspections on the building have been passed.

Final:  All electrical work completed, including boxes closed, fixtures hung, and circuits identified.

Mechanical Permit Inspections

Rough:  All duct work and other materials that will be concealed.  All fire stopping to be in place.  All concealed gas piping must be installed. Any prefabricated fireplaces or decorative gas appliances must be completely roughed in.

Masonry Fireplace: An inspection must be called for and performed before first flue liner is set.

Final:  All work completed.
